Partnered with NIA Architects, who designed a full interior renovation of the complex, McGuire Igleski led the exterior envelope restoration for the Marshall Field Garden Apartment Homes. The residential development includes ten buildings, which required an in-depth existing conditions assessment and design of the restoration scope that addressed parapet wall reconstruction, lintel replacement, masonry repairs, repointing, and window replacement.

The Marshall Field Garden Apartment Homes were designed by New York architect Andrew J. Thomas, in partnership with the Chicago firm of Graham, Anderson, Probst and White. Constructed in 1929 by the Marshall Field Estate, the complex is listed on the National Register of Historic Places as a notable example of the large-scale multi-unit garden apartment building type and was one of the first privately financed workforce housing developments. The project was the most extensive moderate-income housing development in the U.S. at the time of construction in 1929.
